Water flooded my condo should I put in a claim on my homeowners insurance? Are you a condo owner that has recently suffered from water damage in your condo?

This common question is heard from many condo owners. Since condo units are closely built together, a flood that affects one unit can easily affect the next – usually on the floors below for upper level condos and neighboring condos for those condos that are located on the ground floor.

There are two options that are available for condo owners that are suffering from water damage due to an incident in the condo. The first option requires the condo owner to learn about the insurance coverage that is available through the condo – to determine whether the homeowner must file a claim through their insurance company, or whether the water damage is covered through the policy that has been obtained on the building. The second option available is for the homeowner to file a claim with their insurance company to have the damages repaired using funds that have been advanced from the insurance company.

Depending on the type of insurance that has been obtained by the condo association, the homeowner can make the decision of which policy is best suited to the damage that has been completed.

Filing a claim for the water damage is essential. Water damage can easily become an expensive repair as there is easily damage that can be seen, but there is often damage that can result in wetness and mold through the inner components of the building. In the instance that water damage occurs in the condo, the condo owner will likely have to strip the walls to the basic components to repair the damage. The expense of this difficult process can be offset by the proceeds that are gained from the claim that is filed with the insurance company.
